The arrangement in detail

Everything, set out plainly.

Starting with what the arrangement actually is: a nonprofit ministry using the home for its program, on a community service basis. Then the lease, the upkeep, and the length of the term.

If something here is not clear, ask, and we will put it differently until it is.

There is no fee for a conversation and nothing you say commits you to anything.

Lifestyles Transitional Homes LLC is a wholly owned subsidiary of THE Hebrew Embassy Ministries Incorporated. We lease homes for ministry use, including Bible teaching, praise and worship, and residential discipleship. Lifestyles Transitional Homes LLC signs the lease and handles the upkeep and maintenance of every house, and each home is used only for the work of the ministry.

Rent paid on time is the commitment, and the lease is what puts it in writing: the amount and the date are agreed before anything starts, under a lease signed by Lifestyles Transitional Homes LLC, and the payment is made every month on that date for the length of the term.

All routine maintenance is ours: the repairs, the tradespeople, the parts and the bills that come with them. You do not arrange a plumber, chase an invoice, or hear about a leaking tap from a neighbor.

The home is kept clean and orderly, tidier than most households, and the people living there keep it that way. Every property is kept up daily, at all times. A house manager is responsible for the home day to day, and regular checks are made and written down.

If a program participant causes damage, it is repaired at our cost and the house is put right, if any. Regular checks are part of running the home, so small things are dealt with while they are still small.

We bring over 30 years of hands-on experience maintaining and repairing homes. A house manager is responsible for the home day to day, routine checks are made, and repairs are reported and done rather than deferred.

People in the ministry’s program. Everyone living there is interviewed and accepted before they arrive, and a house manager is responsible for the home day to day. It is a home, not an office and not a business address.

The work of the ministry: Bible teaching, praise and worship, and residential discipleship. Each home is used only for the work of the ministry, and it is leased for its program rather than for a commercial tenancy.

We keep the home as it is: clean, in good repair, and lived in as a home. Anything beyond ordinary upkeep is put to you in writing first, and the property remains yours to decide about.

You deal with us, and only us: one point of contact for the whole lease. If a neighbor has a concern, they have a number to call and we answer it.

The term is agreed with you in writing before anything starts, and we are looking for a long-term arrangement: a commitment to the people in the program and to the house they are living in. Tell us what works for you and we will work from there.

Those remain yours. We will give your insurer or your lender whatever information they ask for, promptly and in writing.

Nothing. A conversation, a visit to the house and a written terms sheet cost you nothing and commit you to nothing.

The quickest way to know is a conversation.

Tell us about the house and we will tell you plainly what we see, what it needs, and what the lease would pay.
